If you ask five people where to buy a plot near Pune, you’ll get five answers, and each one will come with a story about someone who “bought early and did very well.”
Stories are nice, but they’re a poor way to choose land. A better way is to look at what actually makes an area grow: roads, jobs, planning and everyday convenience. Two names come up in almost every conversation about this, the Pune Ring Road and PMRDA. Let’s start there, in plain words.
What PMRDA means for you as a buyer
PMRDA is the Pune Metropolitan Region Development Authority. It plans and guides development across the wider Pune region, well beyond the city limits. It prepares development plans, decides how land can be used and approves layouts in many areas outside the Pune Municipal Corporation.
So when you look at a plot in the PMRDA region, one simple question matters: is the layout approved, and can the seller show you proof? An approved layout is easier to build on, easier to get a loan against and easier to sell later.
The Pune Ring Road, in simple words
The Ring Road is a planned road around Pune that will help traffic bypass the city centre and link the major highways. It has two parts:
- The outer ring road, built by MSRDC, has made visible progress on the ground.
- The inner ring road, a PMRDA project, is still going through land acquisition in stages and has seen delays.
Here is the honest bit. Big road projects often take longer than expected. A Ring Road can be a good reason to look at an area, but it shouldn’t be the only reason to buy. And remember that some land along the route is being taken for the road itself, so always check that your plot isn’t affected by the road alignment before you pay.
Look at Pune in directions, not just village names
Rather than memorising dozens of names, think of Pune as having a few growth directions. Each has its own personality:

- You want to hold for 7 to 10 years. Look at any direction, but put extra weight on approvals and clear papers.

Six things to check in any area, ours or anyone else’s
- Road access. Is there a proper, legal road to the plot, and how wide is it?
- Water. Especially on the outskirts, ask neighbours how it works in summer.
- Approvals. Is the layout approved, is the land NA and is the project MahaRERA registered where it applies?
- Clear title. No disputes, loans or court cases. A lawyer’s check is worth it.
- Ring Road or reservation impact. Make sure the plot isn’t in a road alignment or a reserved zone.
- Daily needs nearby. Schools, clinics, markets and transport within a sensible distance.

- Paying a booking amount before seeing documents
- Skipping the site visit, or visiting only once

- Letting “only a few plots left” push the decision

Which area near Pune is best for a plot?
There isn’t one best area. It depends on your budget, how soon you plan to build and which direction fits your life. Compare two or three, and visit each one.
Is it safe to buy in the PMRDA area?
It can be, when the layout is approved, the land is NA and the title is clear. Check the papers yourself and don’t rely on promises.
Will plot prices rise because of the Ring Road?
Better connectivity often supports demand over time, but no one can promise a price rise or a date. Treat it as a possible long-term benefit.
Can I build immediately after buying?
Only if the plot is NA, the layout is approved and your building plan is sanctioned. Confirm all three before you pay.
